The developer wanted to create an innovative business park that could implement state-of-the-art sustainable technologies and that could be marketed is a very open and flexible way, almost custom-built to order. Our solution to achieve an open-ended composition while at the same time controlling the formal result of the ensemble was to propose a modular structural and commercial unit 5 m wide, 20 m deep and 5 floors high that can be combined in several ways to achieve the desired rent5al area.
In terms of sustainability, our proposal for this Business Ecopak is an integral concept that relates the ensemble of new uses with its green surroundings, with the new working standards and lifestyle, and with the current environmental and efficiency concerns of our society. Hence the concept of BUSINESS GARDENS, based on the classical model of Hortus conclusus garden, a rational organization of its various elements with the ability to adapt to changes.
For the southwest façade we propose a protection of vertical sun screen louvers, forming a secondary facade in front of the real facade. These solar protections are further enhanced by the use of various plant types that grow among them, watered by a controlled automatic system. South facades are used as collectors of solar radiation, later incorporated in the cooling and heating system of the ensemble, and for adverts of the companies taking advantage of their prominent visibility from the highway.
