The project has to solve a complex program in a fixed volume, defined by urban planning regulations. Our design adds to this condition another one, which is to obtain a maximum visual unity of the solutions and elements of the ensemble, despite their disparate nature.

The program is stratified in height: the day center for the elderly is placed on the ground floor and is closely related to the housing for the elderly, although it is an independent facility. The civic center is located on the first floor with a double-height ground-floor entrance at the narrowest vertex of the building. Both communal facilities have their entrances on the main street, while housing entrances are placed in the other façades, taking advantage of the pedestrian street for the entrances of the housing and the bar areas of the civic and day center.

Typologically we define a compact solution for the two types of housing in both cases, but the design provides with plenty of natural light in the distribution areas thanks to the creation of three different courtyards and the excavation of the façade in order to create direct connections with the exterior. Construction finishes are meant to be economical and functional, hence the use of GRC-glass reinforced concrete panels, custom-designed by EMBA, that allow for a quick and industrialized construction of excellent quality.
