URBAN PLANNING CUNIT (SPAIN)

emba_urban-planning-cunit_02FLOCATION CUNIT, SPAIN DEVELOPER LAYETANA INMOBILIARIA AREA 1118.801 M2 SITE; 46.520 M2 HOUSING; 26.600 M2 COMMERCIAL AREAS; 42.654 M2 CENTRAL PARK; 45.310 M2 URBAN DEVELOPMENT BUDGET 62.878.425EUR YEAR 2007

This large urban extension of Cunit is to be implemented on the vast land expanse of Pla del Castell, the only remaining agricultural plot next to the town center. From this unique situation we derive some of the main goals of the design:
– to keep and enhance the current qualities of the site, its long visual lines, its unity of space;
– to keep and enhance the existing tree masses as one of the main natural values of the site;
– to keep and enhance the main compositional lines of the place, parallel to the sea.

emba_urban-planning-cunit_04FFAs a result, we define a fluid central axis with diverse characteristics, with spatial expansions and compressions, and with different qualities of natural light. The volumes of the buildings play along these lines and recognize this diversity of orientations and formally qualify the proposal. It consists in subtle deformations of prismatic bodies that orientate towards accesses and public spaces like the Central Park or the Train Station, and that find an echo in the shapes of the elements and paths of the Park.

The façades of the housing blocks are designed in such a way that can work with small variations for all sort of residential units in order to keep the formal unity and singularity of the ensemble. Façades are made with prefabricated GRC concrete panels resembling irregular and petrified curtains that generate a play of light and shadow, dynamizing the volumes and making the buildings to appear lighter.

We have devised the Central Park as a longitudinal pattern that manages the topographical differences of the big site while at the same time generates different spaces for different activities. Materials follow the basic criteria of maximum ecological adequacy and minimum energy and water waste.
